Both single-family homes and townhomes recorded more sales than in August, even as new listings declined. Median sold prices eased slightly, and buyers continued to have choices.

Here’s what changed—and what it could mean for your next move.

Greenville County Single-Family Home Market

September’s single-family numbers showed modest improvement in sales activity, with inventory holding nearly steady.

Market statistic August 2026 September 2026
Active homes 2,553 2,550
New listings 850 798
Homes sold 553 575
Median sold price $407,500 $405,000
Active-listing days on market, median–average 58–82 59–83
Estimated months of inventory 4.6 4.4

September’s median list price was $411,900, and the sale-to-list price ratio was 97.91%.

Closed sales increased approximately 4%, while new listings declined 6.1%. The median sold price slipped approximately 0.6%.

The takeaway? Homes are still selling, and sales activity strengthened slightly. Buyers have options, while sellers need to pay close attention to pricing, condition, and competing listings.

Greenville County Townhome Market

Townhome sales also improved from August, although this segment continued to offer more inventory relative to monthly sales than single-family homes.

Market statistic August 2026 September 2026
Active townhomes 527 526
New listings 179 141
Townhomes sold 86 93
Median sold price $262,990 $259,420
Active-listing days on market, median–average 63–91 64–89
Estimated months of inventory 6.1 5.7

September’s median list price was $266,575, and the sale-to-list price ratio was 98.21%.

Townhome sales rose approximately 8.1%, while new listings fell 21.2%. The median sold price declined approximately 1.4%.

With approximately 5.7 months of inventory, townhome buyers may find opportunities to negotiate, depending on the property, its condition, and the seller’s circumstances.

Mortgage Rates: Is Waiting Helping Your Buying Power?

This report covers September sales, but buyers making decisions now also need to consider today’s borrowing costs.

Freddie Mac reported an average 30-year fixed mortgage rate of 7.40% as of October 15, 2026.

Could rates reach 8%? It’s possible, but it’s a scenario—not a certainty. Rates could also decline as economic conditions change.

What we can calculate is how different rates affect the payment on the same loan.

For a $300,000 mortgage with a 30-year fixed term:

Interest rate Approximate monthly principal and interest
5.50% $1,703
7.40% $2,077
8.00% $2,201

At 7.40%, that’s approximately $374 more per month than at 5.50% for the same loan amount.

These examples exclude property taxes, homeowners insurance, mortgage insurance, HOA fees, and closing costs. The 5.50% and 8.00% figures are comparison scenarios; your available rate will depend on your qualifications and loan terms.

If you were waiting solely because you hoped rates would fall, this illustrates the risk: rates can move in the other direction and change what comfortably fits your budget.

Hope isn’t a buying plan. A clear understanding of your payment, your finances, and your options is.

Buyers Still Have Opportunities to Negotiate

Higher borrowing costs are challenging, but the purchase price and interest rate are only part of the transaction.

I’ve been helping my buyers negotiate incentives such as seller-paid closing costs, repairs, price reductions, and other concessions.

Availability varies by property and seller, and concessions are subject to loan-program limits. Still, those opportunities deserve a closer look when evaluating the total cost of a purchase.

The goal is to find a home and payment that work for you, with terms that make sense.

What September’s Market Means for You

For buyers: Sales increased, but inventory still provides choices. Understand your comfortable payment range, compare properties carefully, and explore what a seller may be willing to negotiate.

For sellers: Buyers are purchasing homes despite higher rates. Accurate pricing and strong presentation remain essential, especially when buyers are comparing your property with several alternatives.

For homeowners considering downsizing or upsizing: Look at the complete move. Your equity, expected sale proceeds, next home’s price, new payment, and long-term needs all matter.

You don’t need a perfect market to make a good decision. You need the facts—and a plan that fits your life.
